Most closing-cost calculators multiply the price by a percentage. This one does not, because in Utah the parts behave too differently for one percentage to mean much. The government lines are fixed and published: Utah County charges $40 to record each document, and its schedule has no charge based on the price. Prepaid interest and the property-tax escrow are arithmetic, worked out here from your closing date and your tax area's rate. Everything a lender or title company charges comes from their own quote, so those boxes start empty: copy them from your Loan Estimate, section by section, and the tool adds it up.
This is an estimate for planning, not financial or legal advice. Your Closing Disclosure, due at least three business days before closing, is the binding figure.

Closing costs are sections A through H added together. Cash to close is that total plus your down payment, minus the earnest money you already handed over and any credits from the seller or lender. Sections A through C are the loan costs; section C lists the settlement services the federal rules let you shop for. Sections F and G are not fees at all: they prepay interest, insurance and taxes you would owe anyway, which is why a December closing and a January closing on the same house can show different totals.
Utah property taxes are due November 30 each year under state law (the next business day when it falls on a weekend or holiday), and the escrow your lender collects is building toward that bill. The lender sets how many months it collects at closing, and the number appears on your Loan Estimate. For the bigger picture before you get that far, the home affordability calculator finds a price range, buying a home in Provo lays out the buying process step by step, and shopping a mortgage lender in Utah covers comparing two Loan Estimates side by side.
