Utah County housing market, monthly

Asking prices and time on market from September 2026, rents from September 2026, and building permits from August 2026: the newest month each public source had published when we checked. Every number below names its source and the month it covers. There are no sale prices on this page, on purpose.

Read this first. Utah does not make sale prices public, so no one can publish a true median sale price for Provo, and this page does not try. What it carries instead is what sellers are asking, how long listings sit, what rents are advertised at, and how many homes cities have authorized. An asking price is not a sale price. A county figure is not a Provo figure. Each source covers the area and month it names, and nothing here is estimated or filled in by us. The housing data sources guide explains who publishes what.

Asking prices and days on market

Realtor.com counts the homes listed for sale on its site each month and publishes the median asking price and the median number of days listings have been on the market. Year-ago figures are Realtor.com's own for that month, not a calculation of ours.

The federal metro area that carries Provo's name adds Juab County to Utah County. Its September 2026 figures: median asking price $569,900 ($564,923 a year earlier), median days on market 64 (60), active listings 2,951 (2,888).

By ZIP code

Realtor.com does not publish city figures, but it does publish ZIP codes, which are the closest public stand-in. ZIP codes do not follow city limits, so treat each row as the area around that city rather than the city itself. With a few dozen listings in a ZIP, one expensive house can move the median, so read these as rough.

Days on market and asking prices by city limits: no public monthly source

We found no public source that publishes asking prices or days on market by city limits each month. It would need a listing feed that can be filtered by city boundary and published without sale prices. Until one exists, the ZIP table above is the closest public measure.

Rents

Zillow's Observed Rent Index is a monthly measure of advertised rents: in Zillow's words, a smoothed measure of the typical observed market rate rent, built from the middle of the listed rents (the 35th to 65th percentile) for houses, condos and apartment units together. It is an asking-rent index, not a record of what tenants pay, and it is not split by bedroom count.

HUD fair market rents (yearly)

HUD sets these once a year to run housing vouchers. They are 40th-percentile gross rents, utilities included, for the whole two-county metro, so by design they sit below the middle of the market. They are a different measure from the advertised rents above, and the two should not be compared as if they were the same thing.

A rent index from our own listings board: no public monthly source yet

The plan for this page includes a rent index built from rentals posted on Provo.com. The listings on the board today are demonstration entries, hidden from search until real listings arrive, so there is nothing honest to compute. It would need a steady flow of real, current listings with asking rent, bedroom count and city, posted month after month; when it has that, the index goes here.

Building permits

The Census Bureau collects the number of new housing units each permit office authorized. A permit is permission to build, not a finished home, and some permitted units are built late or never. These are the Bureau's estimates, which include its imputed figures for any office that did not report that month.

A single apartment building can swing a city's year, which is why the last column is shown. School districts

Alpine School District splits into three new districts on July 1, 2027, so for a house in north Utah County, which side of the new lines it falls on matters. The school district finder answers that for any address on the state's official boundaries, today and after the split.

Market figures by school district: no public monthly source

No publisher breaks asking prices, days on market or rents out by school district. Doing it would need address-level listing data matched against the district boundaries every month, which the public ZIP and county files above do not allow. Until that exists, use the ZIP table with the finder.

What is not on this page, and why

  • Sale prices. Utah is a non-disclosure state: what a home sold for is not public record. This page reports asking prices only, and this site does not publish sale-price medians.
  • Home value indexes. Modeled values are covered, with their limits, in the housing data sources guide.
  • Forecasts. None. Every figure is a published count or median for a month that has already happened.
