The person who takes your loan application and quotes you terms. This is the role the state real estate lookup does not cover, and the one buyers most often skip checking.

Often mistaken for: A single national standard. Registration and licensure are different things on the same screen: a loan originator at a federally regulated bank is registered with an identifier, while a Utah-licensed originator has cleared the state's education and testing on top. Both appear; the record says which.

A company's advertised rate table is marketing, not a credential. So is a lender's own badge or award page. The identifier and the state license record are the parts that come from a regulator.

- The identifier, which follows the person between employers
- The employing company and its own record
- Regulatory actions reported to the system
- What you will actually be charged — that lives on the Loan Estimate, not in any registry
- Whether the originator has ever closed a loan on the kind of property you are buying
- Applications the state has not yet approved
- What is your identifier, so I can look you up before we go further
- Are you state-licensed in Utah, or registered through a bank — because the standards differ
- Send me a Loan Estimate rather than a quote, so the fees are on a form I can compare
Mortgage originators working with buyers here are frequently licensed in several states at once. The registry shows the whole list, and Utah has to be on it for the loan to be originated here.
