Terra Vista is the newest-feeling of the apartment communities on Lehi's Traverse Mountain, and it markets itself that way: its own website calls it a new, luxury community built around modern mountain living, and the amenity list reads like it was written for someone who works in tech and climbs on weekends. What makes it worth a closer look, though, is the range of homes it offers and the way its monthly cost is put together.

The details below come from Terra Vista's official website and from the community's listing on the website of its manager, Greystar. Where a detail appears only on third-party rental sites, such as individual floor-plan sizes, we say so.

At a Glance

A Wider Range Than Most

Most complexes on the hill top out at two bedrooms. Terra Vista runs from studios to three-bedroom apartments, which widens who can live here: a single tech worker, a couple, roommates, or a small family. Rental listings show about a dozen plans:

  1. The smallest plans, SC, SB and SA: about 585, 640 and 687 square feet. Listings label these inconsistently, sometimes as studios and sometimes as one-bedrooms, so ask which layout a specific unit has.
  2. One-bedrooms, 1A, 1B and 1B Deluxe: about 728, 795 and 844 square feet.
  3. Two-bedrooms: the 2x1A, with one bathroom, at about 892 square feet, and the two-bath 2B, 2A and 2A Deluxe at about 1,001, 1,087 and 1,203.
  4. Three-bedrooms, 3A and 3A Deluxe: about 1,296 and 1,376 square feet, each with two bathrooms.

The pattern is easy to read once you see it: a "Deluxe" plan is a larger version of the same type. The 2x1A deserves a look from roommates on a budget, since it trades a second bathroom for a lower price point than the two-bath plans, but it is also the plan where a shared bathroom becomes the daily negotiation.

The official site also describes two distinct finish options, so two apartments with the same plan name can look different inside. Ask which finish the unit you are touring has, and whether the price you were quoted assumes it.

How the Monthly Cost Is Built

This is the most important section for anyone comparing Terra Vista with another complex. Greystar advertises a total monthly leasing price, which it defines as base rent plus all mandatory monthly costs and any optional add-ons you select. That is more honest than base rent alone, but it still leaves out two kinds of cost.

The first is usage-based utilities. According to Greystar's listing, each apartment's electricity is metered directly through a third-party provider. Water, sewer, trash hauling, and the power and gas for common areas are divided among apartments with a ratio formula based on occupancy, rather than read from a meter in your unit. Those charges are not part of the advertised total, and they move with the season and with how many people live in the building.

The second is one-time charges. The listing names a utility account fee at move-in and a final-bill fee at move-out, and renters liability insurance is required. Among the mandatory monthly costs the listing names are a media package, doorstep trash service, pest control and a utility billing fee. We do not print the dollar amounts, which change, but Greystar publishes a fee table on the listing, and you can ask the office for a copy before you apply.

The practical advice is simple. Ask the office for a realistic estimate of the usage-based charges for the plan you want, in the season you will move in, and add it to the advertised total before comparing Terra Vista with anywhere else. Ask, too, what the media package includes, since it may cover internet you would otherwise buy separately.

The Amenities That Set It Apart

Terra Vista's amenity list has a clear point of view. The two-story athletic center includes a bouldering wall, which is rare in Utah County apartments, and there is a separate cycle and yoga studio with studio bikes. For remote and hybrid workers, there is co-working space with private booths for calls.

Around those, the official site and Greystar's listing name a resort-style pool and spa, pickleball courts, a resident clubhouse and lounge, a hosting space with a kitchenette and an entertainment room, and an outdoor kitchen with barbecues and a pizza oven. Every apartment has a balcony, and the community promises views in every direction. Rental listings add garden plots, a dog park and a playground.

Parking comes in three forms, according to Greystar: carports, detached garages and structured garage parking. Which one comes with a unit, and what each costs, is a question to settle before you sign.

Inside the Apartments

The official site and Greystar's listing describe quartz countertops in kitchens and bathrooms, stainless-steel appliances, a tile backsplash, a double-basin kitchen sink, vinyl plank flooring in common areas and bathrooms, modern light fixtures, single or double bathroom vanities depending on the plan, and smart-home features. In-unit washers and dryers and central air appear on the listings as well.

Getting Around

Greystar's listing highlights easy access to I-15 and to Timpanogos Highway, the east-west route that connects Lehi to American Fork and the canyon country to the east, along with nearby shopping and the Silicon Slopes employers. Greystar's listing describes Terra Vista as pet friendly and smoke free. Breed and weight limits, pet deposits and monthly pet rent are not spelled out on the listing, so get them in writing before you apply. Like every community on Traverse Mountain, Terra Vista sits on a grade, so ask how snow is handled on its roads, parking structure ramps and walkways.

Terra Vista or The Vue?

The Vue at Traverse Ridge sits on the same hill, and the two make an instructive comparison because they price in opposite ways. The Vue's listing text says its rent covers private garage parking, fiber internet, water, sewer, trash and smart-home features, so its headline number is close to the full monthly cost. Terra Vista advertises a total monthly price that includes required fees, then bills electricity, water, sewer and trash hauling by usage and allocation on top.

Neither approach is better in itself. What matters is comparing like with like: take each community's advertised price, add every charge it does not include, and compare the totals for the size of apartment you actually need. The homes differ too. Terra Vista offers studios and three-bedrooms; The Vue offers one- and two-bedrooms only. Terra Vista leans toward fitness and work, with its bouldering wall and co-working booths; The Vue's clubhouse leans toward leisure, with a golf simulator, a splash pad and two playgrounds.
