Sanctuary is a large new apartment community in Lehi built around a theme. Its official site divides the amenities into an "Old World," with a Great Hall, a Reading Room and Tower, a Tavern and an Abbey, and a "New World," with a rooftop Oasis, a Solarium gym and an Arena for court sports. Behind the branding is a 527-unit building, as reported at approval, with a pool deck on top of the parking structure and a community fee that covers more than most.
The details below come from Sanctuary's official website, including its amenities, plans and FAQ pages; from the community's listing on Greystar's website; and from the Lehi Free Press report on the project's approval.
At a Glance
- Address: 2777 North Sandalwood Drive, Lehi.
- Size: 527 apartments in the anchor building, as reported when the Lehi City Council approved it on January 11, 2022.
- Homes: studios, one- and two-bedrooms and penthouses; about 620 to 1,820 square feet at approval.
- Developer and manager: built by Salt Development; the site's footer shows Salt Development, Oakmont Properties and Greystar.
- How it prices: base rent plus a community fee the FAQ says includes internet, common utilities, gas for the apartment and one parking spot; electricity and renters insurance are separate.
What Was Approved
The Lehi Free Press reported that the council approved the project 5-0. The paper described the anchor building's mix as about 28% studios, 46% one-bedrooms and 26% two-bedrooms, and listed a one-acre "Skydeck" on top of the parking structure, a 6,000-square-foot clubhouse, and ground-floor space for a 15,000-square-foot neighborhood grocer plus a 5,000-square-foot commercial pad. The official site's homepage describes commercial space planned for grocers and restaurants. Whether those spaces are open when you tour is a question for the leasing office.
The weighting toward studios and one-bedrooms is the first practical fact for a renter: Sanctuary is built mostly for singles and couples. Larger households will find a narrower selection.
The Amenities, Decoded
The official site names its spaces without describing them. Greystar's listing fills in what each one is:
- The Oasis: a rooftop pool with cabanas, hot tubs, fire pits and mountain views.
- The Solarium: the fitness center, with yoga space and steam rooms.
- The Summit: a clubhouse with a bar and a music stage.
- The Reading Room and Tower: co-working spaces and a podcast studio.
- The Tavern: a fireplace lounge.
- Library and Gardens: fireplace, fountains and outdoor space.
- Hounds Court: an English-style dog park.
- The Arena: pickleball and basketball courts.
- The Chapel: a quiet space for reflection.
Two features stand out for a Lehi tech worker: co-working spaces with a podcast studio, and a rooftop pool deck. The site also lists a Preferred Employer Program offering perks to employees of partner companies; ask whether your employer participates.
Inside, the official site lists quartz countertops, stainless-steel appliances, gas ranges, full-size washers and dryers, smart thermostats and locks, double sinks and large closets, with island kitchens, large pantries, fireplaces, ceiling fans, extended balconies and floor-to-ceiling windows or skylights in select units. Furnished apartments are available through CORT, according to the site.
How the Monthly Cost Is Built
Sanctuary's FAQ says its resort and community fee includes:
- common utilities (water, sewer, trash, common power and gas),
- valet trash service,
- internet,
- gas for the apartment, and
- one standard parking spot.
Residents set up their own electricity and renters insurance.
Greystar's listing describes the bill a little differently. It names a community amenity fee, third-party renters liability insurance and usage-based third-party electricity as required monthly charges, and its footnotes say utilities are submetered for water, gas and electric. It also lists garage and EV parking as extra-cost options. The two sources do not fully agree on how water and gas reach your bill, so ask the office for the current community guide and a written estimate of every monthly charge for your plan. Utah law requires that kind of good-faith estimate before a landlord takes an application fee; our guide to your first non-student apartment explains it.
The one included parking spot matters. If your household has two cars, or you want a garage or an EV space, price those before you compare Sanctuary with anywhere else.
Floor Plans
The plans page lists 21 named floor plans, from Air and Aurora to Zen and Espresso, without matching names to bedroom counts or sizes. Use the interactive map on the site, or ask the office, to see which plans are studios, one-bedrooms, two-bedrooms or penthouses, and which have the select-unit features you want.
Pets
The FAQ says pet fees, pet rent, weight limits, breed restrictions and the number of pets allowed may vary, and directs renters to the leasing team. Hounds Court, the on-site dog park, is the clear signal that dogs are welcome. Get the policy in writing.
Leasing Office Hours
According to Greystar's listing, the office is open 9 a.m. to 6 p.m. Monday, Wednesday and Friday, 9 a.m. to 7 p.m. Tuesday and Thursday, 10 a.m. to 5 p.m. Saturday, and 1 to 5 p.m. Sunday. Sunday afternoon hours are worth knowing if you can only tour on a weekend.
Location
The approval report placed the site between Young Living and Mountain Point Medical Center on the northeast side of I-15. The official site pitches access to Silicon Slopes employers. How It Compares
The Traverse Mountain complexes at the north end of Lehi take different approaches. Terra Vista shares Sanctuary's fitness-and-work emphasis and also runs studios, but bills utilities by usage and allocation. Cresthaven offers bigger plans, garages and a simpler amenity list. Sanctuary is the one with the rooftop pool, steam rooms, a podcast studio, and a community fee that bundles internet, gas and a parking spot.
Questions to Ask Before You Sign
- Which utilities are in the community fee, and which are submetered, for my unit?
- What does a second parking spot, a garage or an EV space cost?
- Which floor plan names are studios, one-bedrooms, two-bedrooms and penthouses?
- Is any part of the building still under construction, and which amenities are open now?
- Is my employer in the Preferred Employer Program?
- What are the pet limits, deposits and monthly pet fees?
- Are the grocery and restaurant spaces open, or still planned?
Why We Do Not Print Rents
Sanctuary's site was advertising a move-in special when we reviewed it, with a note that other costs and fees are excluded. We keep price figures out of our housing coverage. Use the official site for current pricing, and ask what the quoted number includes.
