What to know before you commit

Provo's rental market runs on an academic calendar that most cities do not have. Turnover clusters hard around late April and late August, which means the month you look in changes what you see far more than it would elsewhere. Search in June and the good units are already spoken for; search in July and you are competing with everyone else who waited.

The second thing worth knowing: a rent figure quoted for "Provo" is close to meaningless on its own, because a shared room in a student complex and a three-bedroom house on the bench are both in it. Read the rent guide before you anchor on a number.

  • Ask what is actually included — some complexes bundle utilities and internet, most houses do not.
  • Confirm the lease term. Student-oriented contracts are often nine-month or by-the-bed rather than twelve-month whole-unit.
  • Check parking in writing, especially anywhere near campus.
  • Walk the unit in person or on a live video call. Photos in this market are frequently of a different unit in the same building.
