Foothills

The bench directly above BYU — short walk to campus, long view over the valley

Foothills is the slope immediately northeast of BYU, close enough that a good number of residents walk to campus and far enough up that the valley opens out behind you. It is a settled, sought-after pocket: the city has treated it carefully in its accessory-dwelling-unit rules, which at one point applied to a specific 44-home area between 1100 East and 1260 East and 820 North to 930 North rather than to the neighborhood as a whole.

Where it is

The bench east of about 900 East and north of Center Street, running up toward the Y trail and bordered by Wasatch and Oak Hills. Check the city's neighborhood map for exact lines.

The housing

Established single-family homes, a good share of them mid-century, on sloping lots with views. Rentals are scarcer than anywhere else within walking distance of campus, which is precisely the appeal to owner-occupiers.

Schools

Provo City School District. Wasatch Elementary is now at 1006 Locust Lane — it moved there in January 2025 from its old 1080 North 900 East building, which BYU took over in a land swap. Timpview High serves this area. Attendance boundaries change and the district is the only authority on them, so confirm any address with Provo City School District before you count on a school.

Getting around

Walking distance to BYU is the point. Beyond that: 900 East runs the length of the city and University Parkway reaches I-15 in about ten minutes.
