Lakewood is the southwest quadrant of Provo, and like Lakeview North it is a neighborhood in the middle of becoming something. Recent city approvals here include a 108-lot single-family subdivision at 1340 South 1100 West and a 150-unit townhome proposal near 1870 South 500 West — the kind of run that reshapes a neighborhood's housing mix inside a decade.

Where it is

Southwest Provo, generally south of about 1000 South and west of University Avenue toward the lake side of the city. The city's neighborhood map settles the exact lines.

The housing

A widening mix: older single-family homes and agricultural parcels alongside new subdivisions and townhome developments. This is one of the places to look for recent construction at a lower price point than the north side.

Schools

Provo City School District. Shoreline Middle at 1201 West 890 South is nearby, with Provo High serving this side of the city. Attendance boundaries change and the district is the only authority on them, so confirm any address with Provo City School District before you count on a school.

Getting around

Close to I-15 and to Lakeview Parkway, with Provo Airport a short drive west. Downtown is about ten minutes.

Parks & outdoors

  • West Park
  • Utah Lake State Park
  • the Lakeview Parkway trail

Walk or bike to

  • new subdivision streets and trails
  • nearby parks
  • little in the way of retail yet
Who it fits

Buyers who want a new build in Provo without the north-side premium, and anyone who commutes by freeway.
