Married Housing Off Campus in Provo: Where BYU Couples Find Apartments, What Rent Runs, and Why You Start Early

Off-campus married housing near BYU: where couples find apartments (Facebook groups, KSL, Rentler, waiting lists), typical rents, and how to win a unit in a tight market.

About a quarter of BYU students are married, and almost none of BYU's single-student housing system applies to them. That is freeing and hard at once: couples can live anywhere, and they compete for the same small apartments as everyone else. This page covers where couples find off-campus housing, what it costs, and how to win a unit. We read the Daily Universe's reporting on married housing, Zillow's and HUD's rent data, and complexes' own pages on October 20, 2026.

For BYU's own family housing at Wymount Terrace and Wyview Park, eligibility and the waiting list, read our married and family student housing guide. This page is the off-campus side.

Why it is competitive

The Daily Universe has reported on it for years. Couples described competing with about 20 others for one place, one open house drew applications from 24 other couples, and a Provo management company said married units often rent within 24 hours. One couple secured an apartment partly by offering $150 extra for the first month; another found a place four days before the wedding. Students in later stories described moving between relatives' basements until something opened, and moving as far as American Fork.

Some complexes market directly to married couples. Monaco Court at 485 South State Street calls itself the "best housing value for married couples in Provo" and lists unfurnished apartments with a full bath at $975 to $1,150 a month, with reserved parking and Google Fiber included. Monticello Apartments in Provo also appears in the Daily Universe's reporting on married housing. Our apartment directory includes complexes that are not student-only, such as Midtown 360 in Orem.

How to win a unit

  1. Start early, as soon as you know your move-in month, and get on waiting lists.
  2. Have everything ready: IDs, proof of income or financial aid, references, and deposit money, so you can apply on the spot.
  3. Go in person when you can; several couples credited a personal connection or a neighbor's word.
  4. Widen the map. Orem and Springville rents are close to Provo's; a commute can buy more space. Our Orem and Springville city guides help.
  5. Read the lease before paying anything; our first-time renter's checklist covers what to check.

Avoid the scams. Tight markets attract fake listings. Never pay before you have seen the unit and signed a lease; our rental scams guide lists the red flags.

On campus, in parallel

Apply for Wymount and Wyview while you search off campus. BYU is replacing nine older Wymount buildings with 11 new ones (240 two- and three-bedroom apartments), a project that began in July 2026 and is expected to take two years. Our married and family housing guide has the details, and our married students guide covers the rest of married student life.
