THE NAME COLLISION IS THE POINT OF THIS ENTRY. Orem has two apartment complexes called Canyon View and they are not the same place: Canyon View Crossing at 1460 S State St in the 84097 ZIP, and Canyon View Apartments on Sandhill Road in 84058. They sit on opposite sides of the city, serve different renters, and are routinely conflated on listing sites, in reviews and in word of mouth. Check the street before you check anything else. This is the State Street one. It is CONVENTIONAL MARKET-RATE HOUSING, not student housing: the operator's own material describes one- and two-bedroom homes in the Cherry Hill area of Orem, and the building dates from the mid-2010s. It does not appear on UVU's published off-campus housing list, and nothing about its leasing is organized around an academic year.
Who it fits
Someone renting a conventional one- or two-bedroom apartment in south Orem who wants State Street access and is not looking for shared student housing. Not a fit for a student seeking a by-the-room contract.
What to confirm before you sign
Confirm you have the State Street property and not the Sandhill Road one before you tour, book or sign anything -- the names differ by one word. Ask whether the lease is a standard twelve-month term, because unlike the UVU-corridor properties this one is not built around the academic calendar.
