Who rents, and what they pay

The Census Bureau's American Community Survey counted about 13,211 renter households in Orem (margin of error ±699), or 42.2% of occupied homes. That is the third-highest renter share of the 10 Utah County cities we cover.

Tenants reported a median gross rent of $1,438 a month (±$56), the second-lowest of those cities. Gross rent includes utilities the tenant pays and covers every renter household, including long-time tenants on older leases. Those older leases help explain why it runs below Zillow's asking-rent index here.

The survey's rental vacancy rate was 3.7%. And 36.4% of renters paid 35% or more of their household income on rent (±3.8 points).
