Cresthaven, Lehi: Four Floor Plans, Garages and a Fee Guide Worth Reading on Traverse Mountain

Cresthaven on Lehi's Traverse Mountain: four plans from 815 to 1,311 sq ft, attached and detached garages, a damage waiver instead of renters insurance.

Cresthaven is one of several apartment communities on Lehi's Traverse Mountain, sharing the hill with neighbors that market bouldering walls and golf simulators. Its pitch is simpler: four floor plans with real square footage, garages, and views from the hillside. What makes it worth a careful look is the way its monthly cost is assembled, which its own fee guide spells out more plainly than most.

The details below come from Cresthaven's official website, including its floor plans, amenities and pet policy pages, and from the community's fee guide, which the official site embeds on its rental disclosure page.

At a Glance

Four Plans, Each a Clear Step Up

Cresthaven keeps its lineup short, which makes comparing easy:

  1. Pebblestone: one bedroom, one bath, 815 square feet.
  2. Chapel Ridge: two bedrooms, one bath, 950 square feet.
  3. Stonehaven: two bedrooms, two baths, 1,168 square feet.
  4. Crestview: three bedrooms, two baths, 1,311 square feet.

The plan to think hardest about is Chapel Ridge. It adds a second bedroom for 135 square feet more than the one-bedroom, but shares one bathroom. Stonehaven costs you 218 more square feet than Chapel Ridge and buys a second bath. For roommates, that bathroom is often worth more than the footage; for a couple with a baby or a home office, Chapel Ridge may be the efficient choice.

Crestview's 1,311 square feet and three bedrooms put it in the range a small family might consider. Our guide to renting with a family in Utah Valley covers the rules on occupancy and what Lehi's rental market looks like in Census data.

Some features depend on the unit. The official site lists gas fireplaces on third floors only and vaulted ceilings in select units, so a top-floor apartment may be a different home from the same plan two floors down.

How the Monthly Cost Is Built

The fee guide sorts costs into groups, and reading it before you tour is the single most useful thing you can do.

Monthly fixed and variable costs. The guide says these include base rent, internet and a "real estate tax" line, among others. A tax line on an apartment bill is unusual; ask what it is and whether it changes during your lease.

Utilities. Water, sewer and trash are billed by a third party using a ratio formula, so your share depends on how the community divides the building's total. Electricity and gas are paid directly to the utilities based on your own use. Ask for an estimate of the ratio-billed charges for your plan.

Initial costs. The guide lists application, administrative, pet and utility billing fees, plus the security and pet deposits.

Optional costs. Pet fees, and items such as credit reporting that you can opt out of.

A damage waiver instead of renters insurance. The guide lists a damage waiver charged "in lieu of H04 renter's insurance policy." A damage waiver is a landlord's program, not an insurance policy in your name; ask what it covers, whether it protects your own belongings or liability at all, and whether you can provide your own renters policy instead. Our guide to renters insurance in Utah Valley explains what a basic policy covers.

Notice fees. The guide lists a non-refundable fee for each notice served. Ask what kinds of notices trigger it.

We do not print the amounts, which change. Utah law requires a landlord to give you a written good-faith estimate of rent and every fixed fee before taking an application fee; our guide to your first non-student apartment explains that disclosure and how to use it.

The Amenities

The community list on the official site is practical rather than flashy: a heated swimming pool, two hot tubs, a 24-hour fitness center, a basketball court, a playground, and a resort-style clubhouse lounge with a billiards table. Maintenance requests can be made online, and the site advertises 24-hour maintenance service.

Inside, the site lists nine-foot ceilings, granite countertops, a fully equipped kitchen with black appliances and a built-in microwave, full-size washers and dryers, large garden soaking tubs, walk-in closets with built-in shelving, wood-style plank flooring, central air, fiber optic internet, and a private patio or balcony.

Garages

Garages are the Cresthaven feature most worth pricing. The site lists both attached and detached garages with remote entry. The fee guide treats garage rent as a charge that applies only if you rent one, so the garage is not automatically part of the apartment. Ask which units have an attached garage, what the detached ones cost, and how many open spaces come with each plan. On a hillside that sees winter snow, a garage is more than storage.

Pets

According to the pet policy page, Cresthaven allows up to two pets per apartment, with breed restrictions handled by the office. Each pet carries a refundable deposit, a non-refundable fee and monthly pet rent. The page does not list weight limits, and it points to nearby parks and trails rather than confirming an on-site dog park. Get the full policy in writing.

Location

Traverse Mountain sits at the north end of Lehi, near the Point of the Mountain. The official site describes Cresthaven as about 30 minutes from downtown Salt Lake City and highlights Thanksgiving Point and Timpanogos Cave National Monument nearby. Our guide to Traverse Mountain explains the area, and our Lehi neighborhoods guide places it among the rest of the city.

Cresthaven and Its Neighbors

Cresthaven shares the hill with Terra Vista and The Vue at Traverse Ridge, and the three make a useful comparison afternoon. The Vue's listing says its rent covers garage parking, fiber internet, water, sewer and trash. Terra Vista advertises a total monthly price and bills utilities on top. Cresthaven rents garages separately and splits some utilities by formula. Each approach can work out cheaper for a given household; the only fair comparison is total monthly cost for the plan you need, with every charge added in.

Why We Do Not Print Rents

Rents and specials at a large community change with season and availability, and the official site was advertising a move-in special when we reviewed it. We keep price figures out of our housing coverage. Use the official site for current pricing, and ask what the number includes.
