The Vine, Vineyard: Nine Floor Plans on Mill Road and a Rules Page Worth Reading Twice

The Vine on Vineyard's Mill Road: nine plans from 794 to 1,324 sq ft, first-floor-only pets, quarterly cleaning checks and income rules spelled out.

The Vine is an apartment community on Mill Road in Vineyard, managed by Passaro Leasing, with nine floor plans in three sizes and a website that tells you more about its rules than most complexes ever put in writing. That page is the reason to read this profile before you tour: it sets the income you need, how many people can live in each size, which floor your dog can live on, and how often someone will check that the bathroom is clean.

The facts below come from The Vine's official website, including its floor plans, amenities, FAQ, rules and regulations and cleaning checks pages, read in October 2026.

Nine Plans, Three Sizes

The site lists "9 unique floor plans," organized by unit type:

Within each size, the versions differ by 19 to 25 square feet, so the choice is really about layout and location in the building, not space. The official site does not list bathroom counts. A third-party listing shows one bath in the one-bedrooms and two in the two- and three-bedrooms; confirm on a tour.

The one feature to plan around: the amenities page lists hookups for washer and dryer, not machines. Many newer complexes include a full-size set. Here, budget to buy or rent one, and check whether the hookup is electric or gas before you buy.

Other features listed include nine-foot ceilings in some units, granite counters in kitchens and baths in some units, stainless appliances in some units, wood-style flooring, custom wood cabinetry, two-tone paint, built-in closet organizers, linen closets, ceiling fans and a personal balcony.

The Rules Page Is the Real Brochure

Occupancy. The posted maximums are two people in a one-bedroom, three in a two-bedroom and four in a three-bedroom. A family of five cannot rent a three-bedroom here. Our renting with a family guide covers how occupancy limits vary across the county.

Income. Combined gross monthly income must be at least 2.5 times the monthly rent. A guarantor is accepted only for missing rental history, missing credit or not meeting the income rule, and must show income of 4 times the rent. The criteria list the documents that count, including pay stubs, W-2s, bank statements and offer letters.

Rental and credit history. Previous rental history must show no derogatory references in the last five years, and money owed to another apartment community must be paid. The criteria also describe how collections, bankruptcy and thin credit affect scoring.

Cleaning checks. The Vine lists quarterly cleaning checks covering the kitchen, bathrooms, tile, wood flooring, carpet, vents and walls. Cleaning checks are a familiar part of Provo student housing, and none of the other conventional complexes we have profiled publish one. If you are moving out of student housing, the routine will feel familiar; our house cleaning guide explains how a check differs from a move-out clean. If you are not, know that someone will inspect your apartment four times a year.

Move-in payment. The criteria say the move-in payment must be made by certified cashier's check, while another section mentions electronic payment at least five days before move-in. Ask which methods the office accepts now.

Application costs. The site lists a processing and document fee per applicant and a lease initiation fee, both due at application, separate from the security deposit and first month's rent due at move-in.

Maintenance. The rules page says the community aims to respond to emergency service requests within four hours and other requests the same day, during business hours.

For UVU Students

The Vine is not student housing, but its criteria address students directly: financial aid documentation that clearly states the portion designated for housing is listed as acceptable income, and "students that their income does not meet the requirement will need a qualified cosigner." OSRM puts the drive to UVU's Orem campus at about 2.7 miles and seven minutes without traffic. Our UVU housing roundup explains how by-the-bed student leases differ from a whole-apartment lease like this one, and our roommate guide helps if you are filling a three-bedroom under the four-person limit.

Pets: First Floor Only

The rules page sets out a specific policy:

The first-floor rule is the one that narrows your choices most: if you have a dog, ask how many first-floor units are open in the size you need. The amenities page lists a pet park. Assistance animals fall under separate fair housing rules; our pet-friendly apartments guide explains the difference.

Parking

The rules page describes reserved parking by the space: a charge for the first space and an additional monthly charge for a second if one is available, with a maximum of two spaces per apartment. Guest passes depend on space and must be picked up during office hours. If you have two cars and regular visitors, ask how many guest spaces exist and what happens to an unregistered car.

What the Rent Covers

The rules page says rent "strictly includes your monthly rent plus any additional bundle services you signed up for," and that gas and electricity are not included. The FAQ describes a monthly media package with fiber internet and DirecTV. Ask whether the media package is required or optional, and how water, sewer and trash are billed. Our utility rates guide helps estimate the rest.

We do not print rents. The site has a rent rates page, and pricing changes with availability.

Amenities

The amenities page lists a controlled-access community, a clubhouse (the home page says residents have 24/7 access), a fitness club with cardio equipment, a demonstration kitchen, a pool and spa with a poolside cabana, community barbecues, a playground, a basketball court, a pet park, Wi-Fi in common areas and lake and mountain views from some units.

On Mill Road

The Vine sits between two other large complexes. Mill Point is just north at 355 North Mill Road, and Concord at Geneva is just south at 125 North. The Vine's plans are larger than Concord's at every size and close to Mill Point's, but the bigger differences are policy: The Vine's first-floor pet rule, cleaning checks and washer hookups against Mill Point's included washers and long monthly fee table.

OSRM estimates from 250 North Mill Road, no traffic:
