Drexler Townhomes is a rental community of two-story townhomes with basements in Lehi's Holbrook Farms. That combination is rare among Utah County rentals: an attached garage, a basement that may be finished or unfinished, and plans up to four bedrooms and three and a half baths. It is built for households that have outgrown an apartment but are not ready to buy.
The facts here come from Drexler's official website, including its floor plans and amenities pages, read in October 2026, and from Google's listing for the phone number.
Townhome, Not Apartment: What Changes
Renting a townhome changes a few everyday things:
- No one above or below you. Shared walls are on the sides only.
- Stairs. These are two-story homes with basements, so most daily life is spread over three levels. That matters with a toddler, a bad knee or a heavy couch.
- Your car stays with you. The amenities page lists attached garages and a car charging outlet, which is useful if you drive an electric car and cannot charge at work.
- Basement storage or space. The page lists "finished and unfinished basement options." An unfinished basement is storage and a laundry corner; a finished one can be a bedroom, office or playroom.
The amenities page also lists a Ring doorbell, 1 gig internet, a kitchen island, quartz counters and backsplash, soft-close cabinets, double sinks in the primary bathroom, stainless appliances with a French door refrigerator, wood-style plank flooring with carpet in bedrooms, walk-in closets, ceiling fans, a washer and dryer, and "two designer finish packages to choose from." Mountain views are marked with an asterisk.
The Plan List, and the Basement Question
| Plan | Beds / baths | Square feet |
|---|---|---|
| B1 | 2 / 2.5 | 1,485 |
| C1 | 3 / 2.5 | 1,580 |
| C1a | 3 / 2.5 | 1,637 |
| C2 | 3 / 2.5 | 1,640 to 1,651 |
| D1 | 4 / 3.5 | 1,580 to 2,117 |
| D1a | 4 / 3.5 | 1,637 |
| D2 | 4 / 3.5 | 1,640 to 2,175 |
Look at the numbers side by side and a pattern appears. The four-bedroom plans start at the same square footage as the three-bedroom plans (1,580, 1,637 and 1,640), and two of them stretch to more than 2,100 square feet. The site does not explain why. One reading is that the four-bedroom versions add a bedroom and bath in a finished basement, and the larger figures count that finished space. Before you compare a "four-bedroom" here with one elsewhere, ask:
- Is the fourth bedroom in the basement, and does it have an egress window?
- Which units have finished basements, and does the listed square footage include the basement?
- Which of the two finish packages is in the unit you are touring?
The floor plan listings showed prices quoted on a 10-month term when we checked. Ask what other lease lengths are available and how the price changes.
Clear Price, and the Sentence Under It
Drexler advertises a "Clear Price" experience. The floor plans page says: "You'll see a clear monthly price that includes your rent, utilities, and our exceptional amenities." The fine print on the same page is narrower. It says total monthly prices "include base rent, all mandatory monthly fees and any user-selected optional fees," and "exclude variable or usage-based fees and required charges due at or prior to move-in or at move-out." A separate disclaimer says the resident "may need to maintain insurance and to activate and maintain utility services, including but not limited to electricity, water, gas, and internet, per the lease."
Those statements do not fully agree about utilities. In a townhome with a basement, heating and cooling costs are a larger share of the budget than in an apartment, so pin this down in writing:
- Which utilities are in the quoted price, and which do you open in your own name?
- What are the mandatory monthly fees, by name?
- What is due at move-in beyond the deposit and first month?
- What does the security deposit become after screening? The site says it may change but "will not exceed legal maximums."
Our guide to utility rates in Utah Valley helps estimate gas and power for a larger home, and Utah renters' rights covers deposits and repairs.
We leave rent figures off this page by policy. The official site lists current pricing and specials by plan.
Shared Amenities
The amenities page lists a clubhouse with a billiards table, a fitness center, a swimming pool, a hot tub, a pickleball court, a bark park, an outdoor lounge with a fireplace, and on-site management and maintenance. It is a shorter list than the amenity-heavy apartment complexes nearby, which fits a community where much of the space is inside each home.
Pets
The site calls the community pet friendly and lists the bark park, but it publishes no limits on number, weight or breed. Get the pet policy and fees in writing. Our pet-friendly apartments guide explains how assistance animals are treated differently.
Schools and the 2027 District Change
Drexler is aimed at families, so schools matter more here than for most complexes. Lehi is moving from Alpine School District to the new Aspen Peaks School District, which begins operating July 1, 2027; our Aspen Peaks explainer covers the split. Holbrook Farms is still being built out, and boundaries in new neighborhoods shift as schools open, so check the current assignment for the address rather than relying on a listing. Our Lehi High vs. Skyridge High comparison looks at two of the city's high schools.
Holbrook Farms and the Commute
Holbrook Farms is an Ivory Homes master plan in north Lehi; our guide to master-planned communities in Utah County describes it. ICO Holbrook, a new apartment community, is about half a mile southwest.
OSRM drive estimates from 2790 North Segundo Drive, without traffic:
| Drive to | Road miles | Minutes without traffic |
|---|---|---|
| Lehi FrontRunner station | 3.4 | 8 min |
| Thanksgiving Point | 3.4 | 9 min |
| Adobe's Lehi campus | 4.3 | 10 min |
| Utah Valley University | 16.5 | 24 min |
Who Should Look Here
Drexler suits a family that wants three or four bedrooms, a garage and storage without buying, or roommates who want separate floors. It suits less well anyone who wants a single-level home or a long amenity list. For an apartment-style alternative with townhomes on site and a club membership, compare ICO Ridge; for family rentals in general, our renting with a family guide covers occupancy and the wider market.
