Holbrook Farms, Lehi: The 686-Acre Master-Planned Community Between Redwood Road and the Mountain View Corridor

Holbrook Farms in west Lehi: the 686-acre former Holbrook family farm planned by Ivory Homes and the Boyer Company, what is built, the amenities, schools and what to verify.

Holbrook Farms is one of the biggest single developments in Lehi's history: 686 acres of former farmland in the west part of the city, between Redwood Road and the Mountain View Corridor. When Lehi's city council approved the plans in 2016, the Lehi Free Press reported that the land came from the Holbrook family and that Ivory Homes would build the homes while the Boyer Company handled commercial, retail and office space along the corridors.

Ten years on, it's a mix of single-family homes, townhomes and apartments, still filling in. This profile covers what's there and what to check. Builder details come from Ivory Homes' and Boyer's own pages, read November 1, 2026.

What the 2016 plan promised. The Lehi Free Press reported large park areas, greenway corridors and neighborhood services, plus land donated by the Holbrook family for the Curtis Center, an educational facility for adults with special abilities. It also reported the city's projections of a new fire station, water tank and power station, and of new schools as the area grows.

Amenities

As Ivory Homes describes them:

Ask which amenities your HOA dues cover; townhome and apartment amenities like Drexler's are usually for those residents only.

Schools

Ivory lists Liberty Hills Elementary, inside the community, plus Willowcreek Middle School and Skyridge High School. An earlier Ivory article named Lehi High School as nearby, which shows how boundaries shift as new schools open. Lehi is part of Alpine School District until the new Aspen Peaks School District takes over on July 1, 2027. Confirm the boundary for your exact address.

Getting around

Ivory says Holbrook Farms is about five minutes from I-15 and about ten minutes from Thanksgiving Point, the Traverse Mountain outlets and the Museum of Natural Curiosity. Mountain View Corridor runs along the community's west side. Our Living in Lehi guide covers commutes, shopping and the rest of the city.

What to verify before you buy

  1. The HOA: the monthly or quarterly dues, any transfer or reinvestment fee at closing, what the dues cover, and the CC&Rs and rental rules. Our HOAs in Utah County guide explains what to ask for.
  2. What's built and what's promised: which amenities exist today and which are planned, with dates. Ask the developer or the city for the approved plan.
  3. The empty land next door: what's zoned or approved around your lot. The city's planning department can tell you.
  4. The school boundary for your address, confirmed with the district, since boundaries move as new schools open.
  5. The price of your lot, plan and options in writing, and whether any incentive depends on the builder's lender. Our guide to buying new construction step by step walks through it.
