ICO Ridge is a two- and three-bedroom community on Lehi's Center Street, built by Ivory Homes and run by its rental affiliate, ICO. Two things set it apart from the other Lehi complexes we have profiled: a set of brand-new townhomes alongside the apartments, and a resident membership to a swim and tennis club with indoor courts. It has no studios and no one-bedrooms, so it is a place for roommates, couples who want a spare room, and small families.
Everything below comes from ICO Ridge's official website, specifically its floor plans, amenities and fee guide pages, read in October 2026, plus ICO's program page, which is shared across its communities.
Nine Plans, Two Kinds of Home
The apartment plans carry tennis names, which fits a community that sells a tennis club. The townhomes are named for Washington towns.
| Plan | Type | Beds / baths | Square feet |
|---|---|---|---|
| Ace | Apartment | 2 / 2 | 1,054 |
| Volley | Apartment | 2 / 2 | 1,094 |
| Deuce | Apartment | 2 / 2 | 1,132 |
| Match | Apartment | 3 / 2 | 1,329 |
| Rally | Apartment | 3 / 2 | 1,371 |
| Love | Apartment | 3 / 2 | 1,483 |
| Bellevue | Townhome | 2 / 2.5 | 1,551 |
| Olympia | Townhome | 3 / 2.5 | 1,718 |
| Bremerton | Townhome | 3 / 2.5 | 2,185 |
Two patterns stand out. First, every apartment has two full bathrooms, including the two-bedrooms, so no roommate shares a bath. Second, the jump from the largest apartment (Love, 1,483) to the smallest townhome (Bellevue, 1,551) is small in square feet but large in kind: the townhome trades a third bedroom for a second story, a half bath and its own garage. A household with three people who each need a door to close will do better in Love or Olympia; a couple who want a garage and a home office will find Bellevue more useful than its bedroom count suggests.
The listing tags for the apartment plans mention ceilings from nine to 16 feet, corner pantries and oversized walk-in closets. The tags do not say which floors get the taller ceilings, so ask on a tour.
The Club Membership
The amenities page lists a membership to the Ivory Ridge Swim and Tennis Club for residents, describing it as a fitness center, three swimming pools, six indoor tennis courts, five outdoor tennis courts and a pickleball and basketball court. That is a different setup from the single resort pool most complexes build. Indoor courts mean year-round play, and three pools spread out the summer crowd.
The page marks the membership with "restrictions apply," so ask three things before you count on it: whether every adult on the lease gets a membership, whether children are covered, and what guests cost.
On the property itself, the page lists a fitness center with cardio, spin and weight classes, a putting green designed by Southwest Greens, and an outdoor pergola with seating and a barbecue next to the green. Inside the apartments it lists quartz countertops, GE stainless appliances, gas ranges, nine-foot ceilings, full-size washers and dryers, upgraded sound barriers between floors, and balconies, patios and direct-access garages in some units.
The Townhomes Are a Separate Product
ICO Ridge calls its townhomes "brand new," and the amenities page gives them their own feature list: large open floors with oversized windows, nine-foot ceilings on the finished floors, manufactured wood plank flooring, quartz in the kitchen and baths, full-size cultured marble walk-in showers, premium appliances with gas ranges, Wi-Fi-controlled washers and dryers, and dual-zone heating and cooling, which the page notes is "typically exclusive to custom homes." Two stories with one thermostat often means a hot upstairs in July; zoned heating and cooling is the fix.
The garage line is the one truck owners should notice: "extra depth garages with room for trucks, workshops, and more." Many complex garages fit a sedan and little else. Measure if you drive a full-size pickup.
Reading the ICO Fee Guide
ICO publishes a full fee guide, which makes it possible to price ICO Ridge before touring. We list the categories, not the dollar figures, which move.
One-time, at application and move-in: an application fee per applicant, a non-refundable administration fee due when you hold an apartment, a refundable security deposit that varies with credit, a utility setup fee, and a one-time enrollment fee for the Smart Home Buyer Program described below.
Monthly and required: a smart home package, a trash valet charge and a utility administrative fee.
Utilities, billed by a third party and paid with rent: gas and electricity by usage; water and sewer on a ratio formula that factors in how many people live in the unit; and trash as a set amount. Unlike some Lehi complexes where you open your own electric and gas accounts, here all of it flows through one bill.
Optional monthly add-ons: garage parking, a storage unit, pet rent, a short-term lease fee, an insurance waiver and opt-in credit reporting (the guide says the first three months are free).
Replacement charges: key fobs and keys.
Two items deserve a question. The smart home package is required, so ask what it pays for: the amenities page credits both Vivint and Dwello for the home automation, which suggests the provider may have changed. The insurance waiver is marked "if applicable." ICO's program page describes it as a way to "waive individual renters insurance for a low monthly fee," which is not the same as owning a policy that covers your belongings. Our guide to renters insurance in Utah Valley explains what a basic policy covers, and Utah renters' rights covers deposits and late fees.
The fee guide does not print rents, and neither do we; rents here are posted per unit on the official site and change often. Ask for every recurring charge in writing before you pay an application fee. Our first non-student apartment guide explains the disclosures you can ask for before an application fee.
The Smart Home Buyer Program
ICO's program page says that when a renter enrolls in the Smart Home Buyer Program, a fixed part of each rent payment is credited toward upgrades on a new Ivory Home. The credit applies to upgrades on an Ivory Home, not to a down payment and not to any builder. If you expect to buy new construction in Utah County within a few years, ask how the credit accrues, whether it expires, and whether it transfers if you move between ICO communities. Our rent-to-own guide explains how this differs from a true lease-option.
Pets
The amenities page lists pets under 65 pounds and says size and breed restrictions apply. The fee guide shows a refundable pet deposit, a non-refundable pet fee and monthly pet rent. The site does not list which breeds are restricted. Ask for the list before you apply.
Getting to Work and School
These are OSRM routing estimates from the community's address, with no traffic, so treat them as best case:
| From ICO Ridge to | Miles by road | Estimated drive |
|---|---|---|
| Adobe's Lehi campus | 2.9 | 6 min |
| Thanksgiving Point | 3.0 | 6 min |
| Lehi FrontRunner station | 3.2 | 7 min |
| Utah Valley University | 14.6 | 24 min |
ICO Ridge sits east of I-15, off Center Street, rather than up on Traverse Mountain, so it avoids the hill's winter grades. Our Lehi neighborhoods guide maps the difference between the bench and the valley floor, and the Lehi tech corridor commute map shows where the big employers sit.
Office Hours
The official site lists the leasing office as open Monday through Wednesday 9 a.m. to 5:30 p.m., Thursday 10 a.m. to 5:30 p.m. and Friday 9 a.m. to 5:30 p.m., closed on weekends. Google's listing showed the office closed on Fridays when we checked, so call before a Friday visit. Weekend tours, common at larger complexes, are not offered on the posted schedule.
How It Compares
The closest comparison is ICO's newer sister property across town, ICO Holbrook, which uses the same fee guide format but adds studios and one-bedrooms and swaps the smart home package for a media package. If you want a townhome with a basement instead, Drexler Townhomes at Holbrook Farms is the other large rental townhome community in north Lehi. For the hillside complexes, start with Cresthaven.
