Asking rents: Zillow's index

Zillow's Observed Rent Index for American Fork was $1,627 a month in September 2026, against $1,640 a year earlier (down 0.8%). The Provo-Orem metro figure was $1,773, so American Fork sits 8.2% below the metro. The index blends houses, condos and apartments and measures advertised rents on new leases, not what existing tenants pay.

Who rents, and what they pay

The Census Bureau's American Community Survey counted about 3,940 renter households in American Fork (margin of error ±406), or 34.2% of occupied homes. That is the 4th-highest renter share of the 10 Utah County cities we cover.

Tenants reported a median gross rent of $1,697 a month (±$64), the 5th-highest of those cities. Gross rent includes utilities the tenant pays and covers every renter household, including long-time tenants on older leases. Here it runs above Zillow's asking-rent index, partly because gross rent includes utilities and the index does not, and partly because the two cover different years and homes.

The survey's rental vacancy rate was 4.8%. And 26.3% of renters paid 35% or more of their household income on rent (±5.8 points).
