The Provo-Orem metro figure was $1,773, so Spanish Fork sits 13.4% above the metro. The index blends houses, condos and apartments and measures advertised rents on new leases, not what existing tenants pay.

Who rents, and what they pay

The Census Bureau's American Community Survey counted about 2,426 renter households in Spanish Fork (margin of error ±396), or 19.6% of occupied homes. That is the 8th-highest renter share of the 10 Utah County cities we cover.

Tenants reported a median gross rent of $1,489 a month (±$90), the 8th-highest of those cities. Gross rent includes utilities the tenant pays and covers every renter household, including long-time tenants on older leases. Those older leases help explain why it runs below Zillow's asking-rent index here.

The survey's rental vacancy rate was 1.5%, which points to a tight market where vacant units are scarce. And 39.7% of renters paid 35% or more of their household income on rent (±9.1 points).
