Mill Point, Vineyard: Three Floor Plans on Mill Road and the Fee Table to Read First

Mill Point on Vineyard's Mill Road: three plans from 784 to 1,264 sq ft, lake and mountain views, a published fee table, and a pet policy to confirm.

Mill Point is one of several apartment communities along Mill Road in Vineyard, a short distance south of Utah City's first buildings. Its appeal is straightforward: three floor plans at clear sizes, lake and mountain views, and quick access to both universities. What sets it apart for a careful renter is how much of its cost structure is published, which lets you price it fully before touring.

The details below come from Mill Point's official website and the community's listing on its manager's platform, MarketApts, which carries the floor plans, amenity list and fee table.

At a Glance

Three Sizes, Many Names

The official site shows three plans: Atlantic (one bedroom, one bath, 784 square feet), Bristol (two bedrooms, two baths, 1,112 square feet) and Victoria (three bedrooms, two baths, 1,264 square feet). The manager's listing splits the same three sizes into more names, including Baltic for the one-bedroom and Caspian, Coral, Hudson, Panama and Rio for the two-bedroom, plus versions marked "(H)." The listing does not explain the differences, which may be location, view or finish. Ask what distinguishes one named version from another at the same size.

The two-bedroom plan is the community's center of gravity: the manager's listing showed 14 two-bedroom listings against three one-bedrooms and four three-bedrooms when we reviewed it. Every two-bedroom has two bathrooms, which suits roommates. The three-bedroom, at 1,264 square feet, is the family option; our guide to renting with a family in Utah Valley covers occupancy rules and Vineyard's rental market in Census data.

The Fee Table

Mill Point's manager's listing publishes a detailed fee table. We name the categories here and leave the amounts to the source, since they change.

At move-in: an application fee per applicant, a refundable security deposit that varies with qualification, a non-refundable administrative fee, a one-time utility billing fee and prorated first month's rent.

Every month, beyond rent:

Avoidable fees: late fees, a notice service fee, a month-to-month premium, a unit transfer fee, and replacement charges for key fobs and parking passes. The listing also shows per-transaction processing fees for payment methods including eCheck, debit card and credit card, so ask which costs least.

Utilities: water, sewer and trash are billed by a third party using a ratio or usage formula; electricity and gas are paid directly to the providers based on your use.

Two of those lines deserve questions. The damage waiver is not an insurance policy that covers your belongings or liability; ask what it covers and whether you can carry your own renters policy instead (our guide to renters insurance in Utah Valley explains a basic policy). The media package is mandatory; ask what it includes and whether it replaces internet you would otherwise buy.

On late fees, Utah law caps them at the greater of 10% of rent or $75. Our guide to renters' rights in Utah covers that rule and the 30-day deposit clock.

Amenities

The manager's listing names a swimming pool, a year-round heated spa, a fitness center, a basketball court, playgrounds, walking trails, landscaped gardens, a gathering room, controlled-access interior hallways and an Amazon parcel locker room. Parking includes covered spaces and detached garages. Inside, apartments have full-size washers and dryers, private balconies, exterior storage, walk-in closets and lake or mountain views, depending on the unit.

Pets: Confirm in Writing

The manager's listing marks Mill Point "Not Pet Friendly," and the official site does not state a pet policy. If you have a pet, ask the office directly before you apply, and get the answer in writing. Assistance animals are a separate matter under fair housing law.

Location

The official site names Utah Lake, Lakeside Sports Park and the Megaplex as nearby and lists area employers including Vivint Smart Home, UPS, Young Living and doTerra. It does not mention FrontRunner, but Vineyard's station is in Utah City to the north; our FrontRunner commuting guide covers service. For the city around it, see our guide to living in Vineyard.

Mill Point and Its Neighbors

Mill Road has several large complexes within a few blocks, and Utah City's first buildings, 120 & 220 Bend, are nearby. The comparison is instructive. Bend has courtyards, a Peloton gym, three-bedroom townhomes and a long list of split utility charges. Mill Point offers three straightforward plan sizes with a pool and spa, garages and a fee table you can read in full before touring. Add up every charge for the size you need at each, and compare totals.

Questions to Ask Before You Sign

Why We Do Not Print Rents

The manager's listing shows current asking rents, updated frequently, and they change with season and availability. We keep price figures out of our housing coverage. Use the official site or the manager's listing for current pricing, and ask what the number includes.
