120 & 220 Bend, Vineyard: Living in Utah City's First Residential Buildings

120 & 220 Bend, Utah City's first residences: studios to three-bedroom townhomes, three courtyards, a Peloton gym and a long list of monthly charges.

120 and 220 Bend are the first homes anyone can live in at Utah City, the development rising on the old Geneva Steel site in Vineyard. Renting here is a different decision from renting in an established complex: you get new buildings, courtyards designed for a walkable neighborhood, and a front-row seat to everything that has not been built yet. The monthly bill is also more itemized than most.

The details below come from Greystar's listing for 120 & 220 Bend, which links to Utah City as the official site, and from Utah City's residences page. For the bigger picture, see our guide to Utah City, Explained.

Two Buildings, Two Kinds of Home

Utah City's residences page treats the buildings separately. 120 Bend has studios through three-bedroom townhomes, Of the Lehi and Vineyard complexes we have profiled, it is the only one offering townhomes, and it is the building to ask about if you need a third bedroom. 220 Bend has studios, one- and two-bedroom apartments.

Greystar's floor-plan section did not list square footage when we reviewed it. Ask the office for plan sizes and which building each plan is in.

The Amenities

Greystar's listing describes a community built around outdoor rooms:

Inside, the listing names open-concept layouts, wood-style flooring, stainless-steel appliances, quartz countertops, designer faucets and backsplashes, full-size washers and dryers, and large walk-in closets in some units.

The listing's highlights also include a pool and a garage, without describing either in the detailed amenity list. Utah City's residences page mentions the Utah City Racquet Club and shows renderings of pickleball and tennis courts. Ask which recreation facilities are part of your lease, which require a separate membership, and what parking comes with your unit.

How the Monthly Cost Is Built

This is where 120 and 220 Bend differ most from a simple "rent includes" complex. Greystar's listing names these required monthly charges:

There is also a utility new-account fee at move-in and a final bill fee at move-out.

According to the listing, common-area and utility charges are based on usage and split among units, with gas, water, sewer and electricity apportioned by number of occupants or unit size, and trash hauling split equally per unit. Residents must also set up and keep their own utility accounts as the lease requires.

None of that is unusual by itself; what matters is adding it up. Ask the office for the current fee table and a written estimate of every monthly charge for your plan, in the season you move in. Utah law requires a landlord to provide a good-faith estimate of rent and fixed fees before taking an application fee; our guide to your first non-student apartment explains that disclosure.

Living in a Development Under Construction

Utah City is early. According to the Daily Herald, the plan announced in 2023 covers more than 700 acres, with more than 17 million square feet of mixed-use space, about 50 acres of green space and a 12-acre promenade from the Vineyard FrontRunner station to the lakeshore. Utah City's residences page listed two more buildings, Third Avenue North and Third Avenue South, as coming soon in October 2026, and named Fini Pizza & Cafe as open and Bella's Market among neighborhood businesses.

For a renter, that cuts both ways. The courtyards and new buildings are finished, and the neighborhood around them will keep changing for years: more restaurants and shops, more neighbors, and more construction traffic and noise. Ask the office what is scheduled to be built next to your building during your lease.

Getting Around

Utah City sits beside the Vineyard FrontRunner station, which UTA opened in August 2022, with trains north toward Lehi and Salt Lake City and south toward Provo. Neither source we used states walking distance from Bend Street to the platform, so check it from the building you are considering. Our FrontRunner commuting guide covers schedules and fares, and our guide to living in Vineyard covers the rest of the city.

Schools

Vineyard is in Alpine School District until the new Timpanogos School District begins operating in July 2027. Our Timpanogos School District guide explains the change, which matters if you are renting one of 120 Bend's three-bedroom townhomes for a family.

Questions to Ask Before You Sign

Why We Do Not Print Rents

The residences page was advertising several move-in specials when we reviewed it, noting that other costs and fees are excluded. We keep price figures out of our housing coverage. Use the official site for current pricing, and ask what the quoted number includes.
