What to know before you commit

Buying in Provo means buying into a specific neighborhood far more than into a city. The bench neighborhoods, the older central grid and the new subdivisions on the west side are three different markets with three different rhythms, and a figure that describes one of them describes neither of the others.

Utah is a non-disclosure state, which means sale prices are not part of the public record the way they are elsewhere. Treat any single published "median" with care, run your own numbers on the payment, and let the neighborhood profiles rather than a citywide average tell you where to look.

  • Run the payment yourself — the mortgage calculator and the property-tax estimator move the number more than the list price does.
  • Read the neighborhood profile before the listing. Commute and schools are harder to change than a kitchen.
  • Check the development tracker for what is approved near the address; a field today is not a field forever.
  • Confirm school attendance with the district directly, never with a listing sheet.
