Embold, Lehi: Five Floor Plans, Office Space Downstairs and an Unusually Open Pet Policy

Embold on Lehi's 1200 West: five plans from 748 to 1,449 sq ft, shared offices and a conference room, attached garages, and no breed or weight limits for pets.

Embold is a five-plan apartment community on 1200 West in Lehi, about two road miles from Thanksgiving Point and the FrontRunner station. Three things set it apart from its neighbors: its pet policy publishes no breed, weight or age restrictions; it has a shared office and conference room for residents; and its lineup is short, with one three-bedroom plan among five.

The details here come from Embold's official website, including its floor plans and amenities pages, read in October 2026, and from Google's listing for the address and phone number.

The Pet Policy, Read Closely

Most large complexes in Utah County publish a weight limit and a list of restricted breeds. Embold's amenities page publishes neither. For both dogs and other pets it says: "No Breed, Weight or Age Restrictions, Contact the leasing office for more details." The limits it does state are a maximum of two animals per apartment, a one-time pet fee and monthly pet rent.

For an owner of a large dog or a breed that other complexes turn away, that line is the reason to call Embold first. It is also the line most likely to change, because insurers often drive breed rules. Before you sign:

The pet spa on the amenity list is a wash station; there is no fenced dog park listed. Our pet-friendly apartments guide covers Utah's rules on pet deposits and assistance animals, which are handled separately from pets under fair housing law.

Five Plans, and Only One Three-Bedroom

Plan Beds / baths Square feet
A1 1 / 1 748
A2 1 / 1 753
B1 2 / 2 1,102 to 1,156
B2 2 / 2 1,250
C1 3 / 2 1,449

The two one-bedrooms are five square feet apart, so the choice between them comes down to the specific unit: which floor, whether it has a patio or balcony, and whether it has an attached garage. B1 is a range, which usually means the same layout in slightly different building positions; ask which version you are seeing. C1 is the single three-bedroom plan, at 1,449 square feet, so a family that needs three bedrooms has fewer units to choose from here than at a complex with several three-bedroom layouts.

Inside, the site lists open-concept living areas, nine-foot ceilings in select homes, quartz countertops throughout, stainless appliances, soft-close cabinets, a kitchen pantry and prep island, standalone showers, full-size washers and dryers, oversized windows and Dwelo smart home controls for thermostats and lights. Some features carry an asterisk for "select apartment homes," and the site says "some layouts" include a private patio or balcony and a direct-access garage without naming which.

Built With Remote Work in Mind

Lehi's tech employers have made hybrid work common, and Embold's amenity list reflects it:

A conference room you can book for a client call is a different thing from a lounge with a couch and Wi-Fi. Ask how the office space is reserved, whether it locks, and whether there is a fee. For the commute days, the drive numbers below matter more.

The Rest of the Amenity List

The amenities page leads with a resort-inspired pool and spa, a 2,500-square-foot indoor and outdoor fitness center with a yoga and spin studio and a Lululemon Mirror, a sports simulator (it lists golf, soccer, dodgeball and softball), a cinema lounge, and an outdoor grilling and gathering courtyard in each building. Practical items include valet trash, Amazon Hub package lockers, controlled access, a smoke-free policy, electric car charging ports, and garages and covered parking available to rent. The site also advertises a discount on CORT furniture rental, which helps if you are relocating without furniture.

What the Monthly Number Includes

Embold's floor plans page describes its pricing as a "total monthly leasing price" that "includes base rent, all mandatory monthly fees and any user-selected optional fees." The same page says additional fees may apply for items such as package delivery, trash, water and amenities, and that residents may need to carry insurance and set up utilities including electricity, water, gas and internet. It also notes that the security deposit can change based on screening.

That language is more complete than a bare rent figure, but it leaves the details to the lease. Ask for the full list of mandatory monthly fees by name, which utilities you open in your own name and which are billed back by the community, and what the package delivery and amenity fees cover. Our first non-student apartment guide explains the disclosures you can ask for before paying an application fee, and Utah renters' rights covers deposits.

We do not publish rents. Embold's site lists current pricing and specials by plan, and both change often.

Who Manages It

The site footer credits Wasatch Property Management. Large Utah complexes change hands and managers regularly, and the website is often the last thing updated, so confirm the current manager at your tour and ask whether any change is planned.

Two Miles From the Train

OSRM routing estimates from 2377 North 1200 West, with no traffic:

Trip Distance Minutes, free-flowing
Lehi FrontRunner station 2.0 6 min
Thanksgiving Point 2.0 6 min
Adobe's Lehi campus 2.1 6 min
Utah Valley University 14.3 21 min

That puts Embold closer to the Thanksgiving Point employment cluster than any of the hillside complexes on Traverse Mountain we have profiled, such as Terra Vista. Our FrontRunner commuting guide explains how the train fits a Salt Lake or Provo commute, and the Lehi neighborhoods guide places 1200 West in the city.

Where It Fits Among Lehi Complexes

For pet owners, Embold's published policy is the most open we have seen in our Lehi profiles; ICO Holbrook and ICO Ridge, by comparison, list a 65-pound limit. For remote workers, its office and conference room compete with ICO Holbrook's micro offices and Sanctuary's longer amenity list. For families, its single three-bedroom plan is the limit to weigh.

Office hours on Google's listing were 9 a.m. to 6 p.m. weekdays and 10 a.m. to 5 p.m. Saturdays, closed Sundays, when we checked.
