Building on your own lot

Arive's Build on Your Own Lot page lists Elk Ridge, Herriman, Lehi, Mapleton, Orem, Payson, Pleasant Grove, Salem, Saratoga Springs, Spanish Fork and Springville. If you own a lot, ask:

  1. Who handles the permits and impact fees, and which costs are in the contract price.
  2. Site costs: utilities, grading and any retaining walls, which a subdivision lot often already has.
  3. The draw schedule, since a construction loan pays the builder in stages.

Warranty

Arive's warranty page routes requests through the Marks systems portal, emailed to you after closing, or by text at 1-786-613-4190. For first-year emergencies (loss of heat, air conditioning, gas or electricity, a leak or a flood), it says to use the text line during business hours and call 801.798.5485 after hours. Ask for the written warranty terms before you sign; our builder warranties guide explains what to compare.
