EDGEhomes, usually just called Edge Homes, builds townhomes, condos and single-family homes across the west side of Utah County, with most of its listings in Saratoga Springs and Lehi. This page lists its Utah County communities with the starting prices it advertised, and explains its warranty, which is one of the more detailed published by a local builder. Everything is from Edge's own pages as read on October 20, 2026.
For how builders differ and how to check a license, see our guide to home builders in Utah Valley.
Who Edge Homes is
Edge's About page says it was founded in 2008, in the middle of the housing crash, selling two homes with four employees that year. It says Builder Magazine named it the second-fastest-growing private builder in the U.S. in 2015, and that in 2017 it became the largest home builder in Utah, with 1,080 homes sold and 126 employees. It describes its homes as semi-custom and builds in Utah and Salt Lake counties. Headquarters and the design studio are at 13702 South 200 West, B12, Draper.

The warranty
Edge publishes the most specific warranty terms of the builders we profile:
- A 10-year insured Builder's Limited Warranty, administered by Professional Warranty Service Corporation (PWSC) and backed by Steadfast Insurance, a member of Zurich North America.
- Year 1: workmanship and materials. Years 1 to 2: major systems, "inside the wall." Years 3 to 10: structural elements.
- Transferable to later owners, with no deductible on a valid claim, and a third-party arbitration process.
Read the warranty document itself before you sign; our builder warranties guide explains what "structural" usually means and does not.
What to ask before you sign
- The lot premium. Edge's site maps note that the interactive map does not include lot premiums.
- Which incentives require its preferred lender, and the full loan estimate either way.
- HOA dues in condo and townhome lines, and what they pay for.
- Which amenities are built and which are "future," since several community pages list future parks and trails.
