In one neighborhood, a townhome or cottage line can start hundreds of thousands below the single-family line. Ridgeview Estates in Highland, at 9977 North Willowbank Drive, lists a private community park with trails and pickleball courts.

What to ask before you sign

  1. The lot premium. Ask for the price of the specific lot, not the community's starting figure.
  2. What the base plan includes at the design center, and a written estimate of the options you want.
  3. The incentive's strings. Ivory's site was advertising a temporary 3/2/1 rate buydown on select homes through Momentum Loans on October 20, 2026. Ask whether an offer requires a particular lender, what you give up by using your own, and compare the full loan estimate, not only the rate.
  4. HOA dues and what they cover, especially in townhome and cottage lines.
  5. The warranty document itself. Ivory's warranty page is a request form; ask for the written warranty before you sign. Our builder warranties guide explains what a typical one covers.
  6. The build timeline and what happens if it slips.
