There is a specific conversation that happens in Utah Valley neighborhoods every summer. Someone repaints their house. Three or four years later the south wall looks tired while the north wall still looks nearly new, and they conclude they were sold bad paint.
Usually they were not. What they encountered is that this valley is a genuinely harsh place to hang a coating outdoors, and that the harshness is unevenly distributed across a single building.
Understanding why changes what you buy, when you buy it, and what you ask for.
The dominant variable is ultraviolet light
Paint fails in this valley primarily because of sunlight, and specifically because of ultraviolet radiation.
A paint film is pigment suspended in a binder — a resin that holds everything together and adheres it to the wall. Ultraviolet light attacks the binder. As the resin degrades, the film loses cohesion: it releases pigment as powder, loses gloss, fades, and eventually cracks and peels.
Utah Valley gets more UV than most of the country for two compounding reasons. Elevation — the valley floor sits around 4,500 feet, and UV intensity rises as you go up because there is less atmosphere to absorb it. And clear skies, of which this region has a great many, meaning more hours of direct exposure per year than a cloudier climate delivers. Winter snow adds a reflected component.
This is why orientation matters so much here. South and west elevations take the most direct sun for the longest hours and degrade first. North elevations can look fine for years after the south side has gone. A house is not one paint job with one lifespan; it is four elevations aging at different rates.
Two practical consequences. Darker colors absorb more energy and generally fade more visibly than lighter ones. And it is entirely reasonable to repaint the sun-exposed elevations on a shorter cycle than the whole house, which is a considerably cheaper way to keep a building looking maintained.
The second variable is the daily temperature swing
Utah Valley is high desert, and high desert means the air does not hold heat overnight. A thirty to forty degree swing between an afternoon high and an overnight low is ordinary here.
That matters for paint in two distinct ways.
During application and curing. Paint has a temperature range within which it forms a proper film, and that range applies to the whole curing period, not just the moment of application. A coat applied on a warm October afternoon, followed by a night near freezing, may never cure correctly — it can fail to coalesce, leaving a film that is weak from the beginning and shows it a year later. This is why the shoulder seasons are risky here in a way they are not in a milder climate, and why the question to ask is not "is it warm enough today" but "what is tonight's low."
Over the building's life. Materials expand and contract with temperature, and a wall that cycles through a large swing daily is constantly moving. The coating on it has to move too. This is why flexibility matters in a product specification here, and why caulk joints — which absorb much of that movement — are a maintenance item rather than a permanent installation.
Stucco, and why it is its own problem
Utah Valley has an unusually high proportion of stucco and synthetic stucco exteriors, and stucco does not behave like wood or fiber cement.
Stucco is masonry. It is porous, it is alkaline, and it both absorbs and releases moisture. That last property is the one that governs everything.
A wall assembly needs to be able to dry. Moisture gets into walls — through vapor drive from inside, through wind-driven rain, through small failures around penetrations — and a stucco wall's ability to let that moisture escape outward is part of how the building stays sound.
Apply a coating that seals the stucco completely, and the moisture cannot leave. It accumulates behind the film, and the pressure eventually pushes the coating off the wall in sheets. The paint failure is the visible symptom; the trapped moisture is the actual problem, and it can do damage well beyond the finish.
The right products for stucco are breathable masonry coatings and elastomeric products, formulated to bridge hairline cracks and to allow vapor transmission. They cost more than standard exterior paint and they are not interchangeable with it.
There is also an alkalinity issue on new or repaired stucco. Fresh masonry is highly alkaline and needs time to cure before coating, or an alkali-resistant primer, or both. Painting green stucco causes saponification — the coating chemically breaking down against the alkaline surface — which looks like a sticky or soapy failure and is not fixable by adding another coat.
If your house is stucco, the single most useful question you can ask a bidder is what product they intend to use on it and why. A confident, specific answer about breathability is a good sign. Vagueness is not.
What else fails on a house here
Wood trim, fascia and soffits. These take the same UV load with less mass behind them and are usually the first components to need real repair rather than recoating. Dry rot in this climate is less common than in wet regions but not absent, particularly where gutters overflow.
South-facing doors. A front door in direct afternoon sun is one of the hardest-working painted surfaces on any house here.
Caulk joints. Caulk is the sacrificial element in the system. It absorbs building movement, it degrades under UV, and it needs periodic replacement. Failed caulk lets water into places that then cost real money.
Deck and railing coatings, which take UV from above plus foot traffic, and which fail on a much shorter cycle than walls.
Anything downstream of a sprinkler. The same misdirected irrigation that ruins glass — covered in our guide to window cleaning — also soaks siding and stucco repeatedly all summer, and hard water leaves mineral staining on painted surfaces as well. Fix the heads first.
Preparation is the job
Here is the part that decides whether a paint job lasts, and it is the part homeowners cannot see once it is done.
A proper exterior sequence runs roughly:
Wash. Remove chalk, dirt, pollen and any mildew. This is not optional on a weathered house. Painting over a chalky surface is one of the most dependable ways to guarantee peeling, because the new coat bonds to loose powder rather than to the wall.
Scrape and sand. Remove failing coating and feather the edges so the transition does not telegraph through.
Repair. Damaged wood, cracked stucco, failed substrate. Paint is not a repair material and does not become one in sufficient quantity.
Caulk. Joints, penetrations, gaps around windows and doors.
Prime. Bare substrate and repairs get the appropriate primer for the material — a different product for bare wood, for masonry, for metal, and for stains that would otherwise bleed through.
Then paint, in the specified number of coats.
On a house that has not been touched in a decade, preparation can exceed the painting in hours. When one bid comes in far below the others, this list is where the difference almost always lives — and every item skipped is invisible on the day the crew leaves.
Reading a bid
Ask every bidder for a written, itemized scope, and compare scopes rather than totals.
Exact products and product lines, by name, for each substrate. "Premium exterior paint" is not a specification.
Number of coats, and whether that is over primer or including it.
What preparation is included, itemized against the list above. Specifically ask whether washing, scraping, caulking and priming are in the price or extra.
What surfaces are included. Walls, trim, fascia, soffits, shutters, doors, garage door, railings, downspouts. This is the most common gap between what a homeowner assumed and what they bought.
Repair scope, and how additional repairs discovered mid-job are priced. Rot behind a downspout is not usually visible from the driveway during a quote, and you want the mechanism for handling it agreed in advance.
Color changes, which affect coverage. Going from dark to light frequently needs an extra coat.
Protection and cleanup, meaning landscaping, driveways, windows and the neighbor's cars.
Warranty, in writing, with its exclusions read. A long warranty on a job with minimal preparation is worth less than a short one on a thorough job.
License and insurance, verified with the state rather than accepted as a claim. Utah licenses contractors through the Division of Professional Licensing. Exterior work involves ladders; uninsured crews transfer that risk to you.

A short decoder for what is actually in the can
Paint marketing is designed to be hard to compare. Three properties do most of the work, and knowing them lets you read a product sheet instead of a slogan.
The binder is the resin that holds the film together and sticks it to the wall, and it is the single largest determinant of how long a coating survives UV. 100 percent acrylic binders substantially outperform vinyl-acrylic blends outdoors, hold color better, stay flexible through temperature cycling, and resist chalking longer. In a high-UV valley this is the specification worth paying for, and it is frequently the difference between a manufacturer's good line and its cheap one.
Pigment volume concentration describes the ratio of pigment to binder. More binder relative to pigment gives a tougher, glossier, more durable film; more pigment gives a flatter finish and more coverage per gallon but less durability. This is roughly why flat paint fails faster outdoors than satin, and why premium products cost more per gallon and go further per year.
Solids content is what remains after the carrier evaporates. Higher solids means more film thickness per coat. Two coats of a high-solids product are not the same as two coats of a thin one, which is one reason coat count alone is a weak specification.
Sheen has a durability dimension too, not just an aesthetic one. Flatter finishes hide surface imperfections — useful on old stucco and weathered siding — but they hold dirt and are harder to wash. Higher sheens are tougher and cleanable and show every flaw underneath. The usual compromise here is a low sheen on broad wall areas and something higher on trim and doors, which take handling and weather.
For stucco specifically, elastomeric coatings are worth understanding as a category rather than a brand: they are thick, flexible films designed to bridge hairline cracking and move with the wall. They are excellent where cracking is the problem. They are also thick enough that application quality matters and they are difficult to remove later, so it is a decision to make deliberately.
Colors, associations and resale
Two constraints sit outside the technical picture and catch people out.
If you are in a homeowners association, exterior color is very often subject to approval, sometimes from a limited palette, and approval is generally required before work begins rather than after. Repainting a house a color the association will not accept is an expensive way to learn this. On color itself, there is a climate argument worth weighing alongside taste. Dark exteriors absorb more heat and fade more visibly under this much UV, meaning a shorter cycle to visible aging. Mid-tone and lighter colors hold up longer here, which is part of why the valley's newer subdivisions look the way they do. That is not an argument against a dark house — it is an argument for knowing you are choosing a shorter repaint interval.
Where do-it-yourself stops making sense
Interior painting is a reasonable homeowner project and always has been. Exterior painting in this valley is a more mixed proposition, and the dividing line is not skill.
It is height and preparation. A single-story house with good access, in sound condition, is a genuine weekend-project category if you are prepared to do the washing and scraping properly. A two-story with steep grade around it, or gable ends requiring ladder work at awkward angles, is where people get hurt — and exterior falls are not minor injuries.
The other honest constraint is the weather window. A professional crew paints a house in days. A homeowner working weekends may stretch the same job across two months, during which the first sections are curing under different conditions from the last, and an early-autumn start can run into the temperature problem described above.
A sensible middle path, and a common one here, is to do the preparation yourself — washing, scraping, caulking, which is the labor-heavy and unskilled majority of the work — and hire the application. Some painters will price that way. Ask.
Interior painting is a different calculation
Almost everything above concerns exteriors, because exteriors are where this climate does its damage. Interiors are a more ordinary proposition, with two local wrinkles.
Dry air means interior coatings flash off faster here than instructions written for humid regions assume, which affects working time and can cause lap marks if a crew is not adjusting for it.
Winter is the good season. Interior work is the natural counter-cyclical job for a painting crew, and January and February typically bring faster scheduling, more attention and better pricing than the summer crunch. Ventilation in a sealed-up house during an inversion is the thing to plan for, and low-odor products have made that considerably easier than it used to be.

Timing, and why the calendar is tighter than it looks
The exterior painting season here is bounded at both ends by temperature, not by preference.
Spring opens when overnight lows reliably clear the product's minimum, which is later than the first pleasant afternoon suggests. Autumn closes for the same reason, and it closes while the days are still comfortable — which is exactly when homeowners start calling.
That produces a genuine crunch. Autumn is when every exterior trade in the valley is trying to finish before the weather turns, competing for the same weeks as gutter work, sprinkler winterization and roofing. Good crews book out.
The practical advice: schedule exterior painting in early summer rather than autumn if you can. You get better availability, a full curing window, and no risk of the season closing on a half-finished house.
And if a painter offers you a late-October slot at an attractive price, ask what the overnight low is forecast to be for the week after they finish.
The short version
Paint in Utah Valley is fighting altitude-intensified ultraviolet light and a large daily temperature swing, on a housing stock that is disproportionately stucco.
That means: expect elevations to age unevenly and budget accordingly; insist on breathable products if you have stucco; treat preparation as the actual product you are buying; compare scopes rather than prices; and book early in the season rather than late in it.
