The financing example

Candlelight's site advertised a 4.99% fixed rate on one rambler and showed the math: a $579,000 purchase, 25% down, a $434,250 conventional 30-year loan at 4.99% (5.89% APR), and a seller contribution of up to $52,000 toward closing costs, through Guild Mortgage. Ask how much of a seller contribution goes to the rate, what the price would be without it, and compare with your own lender.

What to ask before you sign

  1. The exact price of the home and lot, since the site shows ranges.
  2. HOA dues and what they fund, given the scale of the amenities.
  3. The warranty terms in your homeowner's manual; compare with our builder warranties guide.
  4. What is built now and what is planned in later phases.
