Eagle Mountain has grown faster than almost any city in Utah, and much of it has come in big planned communities. Overland is Ivory Homes' version: Ivory describes it as one of its largest master-planned communities, with more than 3,000 homes planned when it's complete, built around a community center called the Barn at Overland.
Details here come from Ivory Homes' pages, read November 1, 2026, and its May 2026 article on community amenities.

The Barn at Overland
Ivory said in May 2026 that the Barn at Overland is officially open, with:
- A welcome center, a Grand Hall event space, a boardroom and a homestead room.
- A pool, playgrounds, a small amphitheater and EV chargers outside.
- A pergola and fire pit area planned for the future.
Homes
Ivory markets Overland in sections. Overland Gardens (sales at 1704 E. Erickson Knoll Lane) has single-family and twin homes built for main-level living, with an owner's bedroom on the main floor, limited stairs, a yard and a two-car garage, listed from $521,000 in November 2026. Other collections, including cottages and townhomes, are sold in villages; ask which village a home is in and what it pays to which association.
Schools
Ivory names Cedar Valley High School. Eagle Mountain is in Alpine School District until the new Lake Mountain School District takes over on July 1, 2027. Confirm your address's boundary.
Getting around
Ivory says Overland is about 20 minutes from I-15 and about 45 minutes from Salt Lake, and lists nearby Hidden Valley Park, Porter's Crossing Town Center, Walmart and Costco. The commute east is the main trade-off of living in Eagle Mountain; our Living in Eagle Mountain guide covers it.
What to verify before you buy
- The HOA: the monthly or quarterly dues, any transfer or reinvestment fee at closing, what the dues cover, and the CC&Rs and rental rules. Our HOAs in Utah County guide explains what to ask for.
- What's built and what's promised: which amenities exist today and which are planned, with dates. Ask the developer or the city for the approved plan.
- The empty land next door: what's zoned or approved around your lot. The city's planning department can tell you.
- The school boundary for your address, confirmed with the district, since boundaries move as new schools open.
- The price of your lot, plan and options in writing, and whether any incentive depends on the builder's lender. Our guide to buying new construction step by step walks through it.
