The preferred-lender catch

Every Fieldstone community page carries the same fine print: all offers are available only through its preferred lender, First Colony Mortgage; incentives vary by community and may end without notice. Its site was advertising a 3.99% rate at the time. Before you choose a home for its incentive, get a full loan estimate from the preferred lender and one from your own, and compare the total cost, not only the rate.

ADUs

An ADU can help with the payment, but rules differ by city. Ask the sales manager whether the ADU is permitted as a rental under that city's code, whether it needs its own parking, and how it affects the property-tax residential exemption. Our house hacking guide covers renting part of your home.

What to ask before you sign

  1. The lot premium and the full option price, in writing.
  2. The warranty manual. Fieldstone's warranty page refers to it but does not post the terms; read our builder warranties guide for what to look for.
  3. What the incentive costs you if you use your own lender.
