Wander, Saratoga Springs: Oakwood Homes' 350-Acre Community on Utah Lake's North Shore

Wander in Saratoga Springs: Oakwood Homes' 350-acre master-planned community on the north shore of Utah Lake, its collections and published prices, the pool, parks and trails, schools and what to verify.

Wander sits where the Jordan River leaves Utah Lake, on the lake's north shore in Saratoga Springs. Oakwood Homes broke ground in 2019, and the Daily Herald reported the plan at the time: about 1,600 homes on 350 acres, a community pool, seven parks, three churches, a 14-mile trail system and a mile-long promenade park along the Jordan River, with retail, restaurants and an elementary school possible later.

Its range of prices is the widest of any community in this series, which makes it one of the more accessible master-planned options in north Utah County. Details below come from Oakwood Homes' Wander page, read November 1, 2026.

What to verify before you buy

  1. The HOA: the monthly or quarterly dues, any transfer or reinvestment fee at closing, what the dues cover, and the CC&Rs and rental rules. Our HOAs in Utah County guide explains what to ask for.
  2. What's built and what's promised: which amenities exist today and which are planned, with dates. Ask the developer or the city for the approved plan.
  3. The empty land next door: what's zoned or approved around your lot. The city's planning department can tell you.
  4. The school boundary for your address, confirmed with the district, since boundaries move as new schools open.
  5. The price of your lot, plan and options in writing, and whether any incentive depends on the builder's lender. Our guide to buying new construction step by step walks through it.
