Toll Brothers, the national builder that brands itself around luxury homes, has four communities in Utah County, all single-family and all on the south or west edge of the valley: Mapleton, two in Saratoga Springs, and Elk Ridge. Its prices start where most Utah County builders' top out, a little under $800,000, and its homes are large, with most plans between about 3,900 and 5,900 total square feet.
This page lists those communities with the prices and sizes Toll advertised, checked on its own community pages on November 1, 2026. Prices change often and usually come with time-limited incentives, so treat them as a snapshot. For how builders differ and how to check a license, see our guide to home builders in Utah Valley.

The warranty
Toll's Utah County community pages mention a 10-year limited warranty. The pages do not lay out the terms, so ask for the warranty document and read what each year covers, who administers claims and whether it transfers to a later buyer. Our builder warranties guide explains the typical one-, two- and ten-year structure.
What to ask before you sign
- What "total square feet" includes. Toll's figures are total square feet, which on these plans includes the basement. Ask for the finished and unfinished split.
- HOA dues and what they cover, everywhere except Elk Ridge, which is listed as non-HOA. At Wildflower, ask how the master plan's parks, trails and lake are paid for; get any dues in writing.
- What the base price includes. Advertised prices are for the base plan; elevations, basements finished or walk-out, and design-studio choices add to it.
- Incentive terms, which change often and come with deadlines.
- The license. Check the builder in the Division of Professional Licensing lookup, as our home builders guide shows.
